Fiscal Representation and Opening a Bank Account in Portugal
In order to purchase property in Portugal, you are required to appoint fiscal representation, open a Portuguese bank account and have a fiscal number.
Your fiscal representative will be the middle man between you and the Portuguese tax department and is appointed to ensure that you comply with all your Portuguese tax obligations. Our fiscal department can take care of your tax returns, VAT returns, council tax payments, issuing receipts and your every responsibility with the Portuguese Finance Department.

Taxes in Portugal
Purchasing real estate includes associated costs such as taxes and stamp duty. We recommend that investors budget for around 10% of the investment cost to go toward these extras.
• Municipal Real Estate Transfer Tax for a €500,000 investment is approximately 6%.
• Stamp Duty is 0.8% of the value of the above Municipal Real Estate Transfer Tax.
Maintenance of real estate may incur an annual Municipal Property Tax:
• Urban property - annual rate between 0.3% to 0.5%, depending on the location of the property.
• Agricultural property - annual rate of 0.8%.
If you decide to rent out your property, you will incur Rental Tax at a flat rate of 15%. This is withheld at the source and is calculated after you have deducted your maintenance costs and related expenses such as insurance premiums, repair costs, and municipal tax.
