One of the most important after sales services we provide is our Fiscal Representation. In order to purchase property in Portugal, you are required to appoint fiscal representation, open a Portuguese bank account and have a fiscal number.
Your fiscal representative is the middle man between you and the Portuguese tax department and is appointed to ensure that you comply with all your Portuguese tax obligations. Our fiscal department takes care of your tax returns, VAT returns, council tax payments, issuing receipts and your every responsibility with the Portuguese Finance Department. We can also facilitate your bank account opening and ensure that you receive your fiscal number.
Building Project Management
Investing in a building or refurbishment project can be a daunting prospect if you don’t have a trustworthy team managing the process. Our Project Management team will happily be your eyes and ears on the ground. Our team is present throughout every milestone, from the purchasing, renovating and selling of the units. We follow up and monitor the developers to give you status updates so you know how the project is tracking.
Our Property Management team can have your property ready to rent in no time.
First, we need to take care of arranging your short-term renting license. This involves an application to City Hall, liaising with the Portuguese Finance Department and declaring the short-term renting business. This process can take up to two weeks. During that time, our team can arrange your site insurance, install Safety Kit equipment, set up utility services and furnish the property.
We deliver monthly property reports, so you can stay on top of your property while you are overseas. We physically attend your properties and prepare a maintenance report every three months and to provide suggestions for the best preservation of the property. We can also arrange and oversee local repair work so you can avoid foreign markup prices.
To monitor your property returns, we also provide Income reports so you know just how much income your property is generating.
